How accurate is this calculator?
The ranges shown reflect what Larry Contractors typically quotes in 2026 across hundreds of Singapore projects — they're not made up. That said, this is an estimate, not a quote. Actual pricing depends on exact site conditions, finish choices (tile brand, sanitaryware grade, carpentry laminate type), structural surprises, and any custom design work. For a precise quotation we'll need a site visit, which is free and takes about an hour.
What does \"full renovation\" include?
Full renovation covers hacking and demolition, electrical and plumbing rework, waterproofing, tiling, basic carpentry (kitchen cabinets + 2-3 wardrobes), bathroom redo, painting and final cleaning. It does NOT include premium add-ons like marble flooring, smart home systems, custom feature walls, or full furniture sets. Pick the individual scope items if you only need part of this.
Why is there such a wide range?
Two reasons. First, finish choices can double the material cost — a basic laminate kitchen cabinet at $2,000/metre vs a sintered-stone front at $4,000/metre is the same workmanship, different bill. Second, hidden conditions in older flats (rotten timber substrate under flooring, old galvanised pipes needing full replacement, structural defects) can add real cost. The lower end of the range assumes clean site + value finishes; the upper end assumes some surprises + better finishes.
Why don't I have to give my email?

Can I trust the result?
The math behind it uses real per-sqft and per-scope rates from our 2026 quotations. Larry Contractors is HDB-licensed (HB-09-5667H), runs our own carpentry factory, and quotes 15-30% lower than interior designers because there's no middleman markup. Numbers shown reflect direct contractor pricing — IDs typically come in higher than the upper end shown here.
I want to draw on my floor plan to measure rooms — can you build that?
Yes, that's planned for a future version. The hard part is scale calibration (the app needs to know how many pixels equal 1 metre on your specific plan) which is fiddly on mobile. For now, the "custom sqft" input lets you enter known floor area directly.
