What are A&A works and do you handle them?
A&A means "Addition & Alteration" — structural changes to landed properties such as extensions, upper-storey additions, room additions, basement excavations, swimming pool builds, or covered patios. Yes, we handle full A&A works. As a BCA-registered General Builder Class 2 (GB2), we're authorised for these projects up to specified contract values.
Do you submit BCA / URA approvals on my behalf?
Yes. For A&A works we coordinate the necessary submissions to BCA (Building & Construction Authority) for structural plans and URA (Urban Redevelopment Authority) for any plot ratio, height, or external changes. We work with our partner Qualified Persons (QPs) — registered structural engineers and architects — to prepare and submit all required drawings.
What does landed renovation cost in Singapore?
Cost ranges widely based on scope. Interior-only renovation typically runs $50,000–$150,000. Interior plus A&A works (extensions, room additions) run $150,000–$350,000. Interior-only renovation takes 3–4 months. Interior with A&A works typically 5–7 months. Full rebuild or extensive extensions can run 9–12 months or longer. The approval process (BCA/URA) adds 2–4 weeks at the start, longer for major structural changes.
Can you build a swimming pool or outdoor structures?
Yes. We handle swimming pool construction (concrete, fibreglass, or pre-cast), outdoor decking, pavilions, garden landscaping, retaining walls, and external paving. Swimming pools require URA approval and proper structural design — we coordinate the engineering, permits, and construction end-to-end.
What about plot ratio and URA constraints?
Singapore landed properties are governed by URA's Master Plan, which sets plot ratio (allowed gross floor area), height limits, and setback requirements. Before designing any extension or upper-storey addition, we check the URA Master Plan for your zone and confirm what's buildable. Any extension that exceeds plot ratio cannot be approved.
